4th arrondissement: Ile saint-louis and the quays of the seine lead the market

The 4th arrondissement, especially Île Saint-Louis, continues to have some of the highest prices in Paris. On average, the price per square meter in this area is €12,102/m², but exceptional properties can exceed €20,000/m². Île Saint-Louis, with its views over the Seine, is particularly sought after by international buyers in search of unique properties. Prices for exceptional properties with stunning views can reach €27,000 to €28,000/m². Although prices have fallen by 6.2%compared to last year, a modest recovery is expected in 2025, with a projected increase of 5.2%.

6th arrondissement: The influence of the american clientele

In the 6th arrondissement, home to renowned neighborhoods like Saint-Germain-des-Prés, prices average around €14,819/m², with a slight decrease of 1.7% over the past year. Prices can range from €11,000 to €25,000/m², depending on location, floor, and property features. However, the outlook for 2025 is optimistic, with a price increase forecasted at 6.8%. 5th arrondissement: more frequent negotiations

The 5th arrondissement has an average price of €11,862/m², showing a 3.3% decrease compared to last year. Despite this, the market is gaining momentum, especially due to increased flexibility from sellers. Larger properties, particularly those near the Pantheon, are often subject to negotiations. For more affordable properties, neighborhoods around the Boulevards de l’Hôpital or the Jardin des Plantes offer prices in the range of €10,500 to €11,000/m².
